Almost half of the tenants are willing to pay less than 300 euros for a studio or two -room apartment

The tenants want to move, this fall, in studios or 2-room apartments and want to pay the owners monthly under 300 euros, it appears from a report of a real estate platform.

According to the quoted source, the age of the buildings is less relevant, as long as the price is good, but if they could choose the tenants would prefer a new home.

“Fewer are those who accept a compromise to reduce their expenses, when it comes to signing a rental contract”shows the results of a survey conducted by Imobiliare.ro, writes Agerpres.

At the moment, buyers are searched in the largest nine cities in the country – Bucharest, Cluj -Napoca, Brasov, Timişoara, Constanţa, Iaşi, Craiova, Oradea, Sibiu – for 31,700 apartments, about 46% of them being in new blocks. The offer is 11% lower than two years ago, but the weight of new homes in the total of those available at the market is increasing, the source mentioned.

Most apartments for rent are available in Bucharest, Cluj-Napoca, Timişoara and Iasi. The largest rents are generally paid by tenants from the Capital and Cluj-Napoca.

The tenants, at the moment, looking for a home are mainly interested in 2 -room apartments, the report shows.

The studios are almost as sought after in the big cities, about 40% of those who participated in the real estate survey.states the research.

The price remains an important factor in choosing the rental house, almost 60% of those interviewed saying that the age of a home is not relevant to them as long as the owner requires a good price. Of those who have shown, however, a preference in this chapter, most voted in favor of new homes, which give them increased comfort and modern features.

Only 10% of the respondents said they would prefer to rent an old home. The latter advantage comes, most of the times, from their better positioning, in the central areas of the big cities.

According to the survey conducted by Imobiliare.ro, 44% of the tenants would like to pay less than 300 euros to the owner, while 34% believe that a budget between 300-450 euros is acceptable for renting a home in a big city in the country. About 15% of the respondents are willing to pay amounts between 450-600 euros to move with rent and only 7% would pay over 600 euros a month to rent a home.

“Although they want to pay less than 300 euros monthly on the rent, there are not many who manage to do so. In Timisoara, Craiova and Sibiu the average rent for a studio is 300 euros, but prices increase considerably in other major urban centers in the country, which are also important universitari poles”is mentioned in the report.

In Iasi, for example, a tenant needs 350 euros/month to rent a similar home, and in Constanta of 365 euros/month. An even larger budget, 380 euros/month, is necessary for renting a studio in Brasov. In Bucharest and Cluj -Napoca the tenants pay the largest rents at the present time – 400 euros/month, respectively 440 euros/month.

In the case of 2-room apartments, and they are extremely sought after among the potential tenants, the average budget required start from 420-430 euros/month in Sibiu and Oradea. In Cluj-Napoca a tenant must, on the other hand, prepare 600 euros monthly for such a home, while in Bucharest the average rent for a 2-room apartment reaches 619 euros/month.
