A real estate agency from Cluj-Napoca has put up for sale a one-room apartment, 23 square meters, with 125,000 euros. Why pay 5,400 euros the square meter? In addition to the fact that it is in the center of the city, the house comes with an innovation: the shower is located in the kitchen.

The most expensive city in Romania remained in 2025 Cluj-Napoca, where the threshold of 3,000 euros/sqm was reached even faster than anticipated.
For an apartment with 2 rooms with a useful area of 52 square meters, a buyer must pay, on average, the amount of 156,000 euros, according to the calculations based on the real estate index.ro. If he had taken the step for purchase a year ago he would have paid almost 134,800 euros, so with about 21,200 euros less.
“We have a year with challenges in front of us: Increasing the prices of properties it was not supported by the evolution of the rents, especially on the new residential segment; The newly announced fiscal changes also have an important impact that urges caution; Political instability is added. The demand for housing remains high and we are still in an optimal period for purchases, provided we do not throw ourselves more than we can afford and to make our own financial analyzes. 2025 has all the ingredients to be a year of the moment opportunities, in which it will be important to keep an eye on the market, we do not exclude to see light campaigns and promotions from developers in dynamic with the evolution of sales. “said Daniel Crainic, marketing director of Imobiliare.ro.
After Cluj, Brasov is maintained the second most expensive in the country for buyers (2,083 euros/sqm useful), followed by the Capital (1,862 euros/sqm useful).

Apartment with shower in the kitchen
Not only the very high prices amazed the customers in Cluj, but also the innovations made by the owners to maximize their profit.
About a month ago, a real estate agent from Cluj made a clip of presentation of a cellar speaker that said it could be transformed into an apartment: “Water and current, make it an apartment”.
After hundreds of angry comments and an intervention of the chief architect of Cluj, Gabriel Salanță, the administrator of the real estate agency responded arrogant: “The apartment means that a hamster can stand”. The agency was fined by the protection of consumers and the agent apologized for misinforming.
Thus, Habitas Imobiliare put up for sale an apartment with an ultracentral room in a historic building, at the attic. The apartment has an area of 23 square meters with a cellar of 6 square meters and share of the bridge, and the requested price is 125,000 euros. That means 5,400 euros per square meter.
The home has classic finishes with a show, heating through its own central heating, metal door, insulating windows.
Being located in the heart of the city is close to any point of interest of Cluj. Nearby there are shops, restaurants, banks, museums, schools and faculties-it is shown in the description on the agency’s website.
What is not mentioned in the announcement, but can be seen from the attached photos is that the shower is located in the “apartment” kitchen. Given that the latest interior design trends provide for the location of a bathtub in the living room or glass walls, maybe the owner thought to ask for 5,400 euros per square meter considering the innovation he thought about. Maybe it will become an international trend to place your shower vis-à-vis the fridge.
