Romanians are still looking for a perfect home, say real estate consultants. Unlike previous years, 2024 comes with a number of novelties when it comes to customer preferences.

Thus, many Romanians began to change their buying habits and, surprisingly, opt for homes that, several years ago, were not in great demand.
What homes will Romanians still buy in 2024?
Real estate advisors talk about the fact that Romanians have become more responsible when it comes to purchasing an apartment. Thus, more and more customers are turning to smaller homes, with one or two rooms.
“Unlike previous years, we are seeing certain changes in buyer behavior. Romanians have started to turn their attention to smaller apartments, with areas between 40 sq m and 50 sq m. This is also due to the fact that the price per built square meter has increased considerably in recent years. Many times, those who purchase such apartments are young people. At the same time, we are also talking about people who buy them as an investment and offer them for rent, charging a monthly rent or in hotel mode“, stated Alexandru Bălan, real estate advisor from Iasi.
How much does a square meter cost built on the outskirts of Iași
According to real estate advisors, the price of a built square meter has increased quite a lot in Iași County. The most affordable apartments are outside the city, in the neighboring towns.
“On the outskirts of the city we have the most advantageous offers. But here, too, prices have risen considerably in the last two years. Miroslava commune, which is very close to the city of Iași, is a real point of interest for real estate developers. Thus, many blocks have been built which are very close to the city.
About two years ago, we sold apartments in this area, the price of a built square meter being 950-1000 euros. At this moment, exactly in the same area, a built square meter reaches the sum of 1,350-1,450 euros. So, we are talking about considerable growth. Basically, for a three-room apartment, which two years ago you could buy for 70,000 euros, now you have to pay around 100,000 euros“, added the real estate advisor.
Young people have also learned to live in smaller dwellings
Young people in Romania prefer to invest in other things besides housing. Thus, according to specialists, customers have learned that they can also live in smaller spaces that can offer all the necessary comfort.
“Young people are also moving towards smaller apartments. They have learned that they can have comfort in these as well. A 40-45 sqm apartment, with all the amenities, can be very comfortable, especially if it is compartmentalized properly.
Instead, young people choose to invest in other things. Young people want to travel, they don't want to be tied to a particular place. However, they want their own homes, but the investment should be as small as possible“, concluded the real estate advisor.
