Cluj-Napoca has the most expensive real estate market in Romania, with around 3,000 euros per square meter. However, real estate agencies sometimes exaggerate with prices devoid of any argument. Thus, a studio apartment in the city center is asking for 229,000 euros, i.e. 8,400 euros per square meter.

According to a study by the Imobiliare.ro portal, Cluj-Napoca remains among the top prices in Romania in 2025 and prices are increasing rapidly.
“The people of Cluj start the year with a new price record for apartments put up for sale. The threshold of 3,000 euros/usable square meter was reached even faster than expected“, the cited study shows.
For a 2-room apartment with a usable area of 52 square meters, a buyer must pay, on average, the sum of 156,000 euros, according to calculations based on the Imobiliare.ro Index. If he had taken the step towards the purchase a year ago, he would have paid almost 134,800 euros, so about 21,200 euros less – shows Imobiliare.ro.
“The residential market is starting with prices considerably higher than 12 months ago, after a year 2024 that performed above expectations. However, we have a challenging year ahead of us: the increase in property prices has not been supported by the evolution of rents, especially in the new residential segment; the recently announced tax changes also have an important impact that calls for caution; political instability is added. Demand for housing remains high and we are still in a prime time to buy, provided we don’t overspend and do our own due diligence” – shows the quoted analysis.

Paris or Cluj-Napoca
Probably caught by the wave of “opportunities”, a real estate agency in Cluj-Napoca put up for sale a 27 square meter studio for 229,000 euros.
“We offer for sale a studio apartment in an ultra-central area. The studio has a useful area of 27 sqm + 7 sqm a storage space (cellar). The property is located on the ground floor of the building and has a shared courtyard“, it says on the website of the real estate agency.
The studio has been completely renovated, the electrical and sanitary installations as well as the sewerage have been completely changed, it has underfloor heating, air conditioning and a new central unit. The floor is made of travertine under which thermal insulation was installed.
“It is suitable for investment, rental as a hotel”the announcement also states.
Nowhere is it stated why the price is so high.
The price of the studio is close to the average price of some Western European cities, such as Paris, Barcelona, Vienna, London.

The comments were not slow to appear. Most reviewers consider the price a joke.
