Rents rose alarmingly in half of the country’s major cities in October compared to last year, while in other areas prices stagnated or even fell slightly, according to a broad national market analysis.
Rents have risen alarmingly in some cities across the country
The developments differ from one city to another: in approximately half of the analyzed cities, the average rent prices remained at the same level or were lower than last year (for example Brașov -7%, Cluj-Napoca -5%, Sector 1 of the Capital -6%), while in the south and west of the country there were occasional increases: Craiova +10% and Timișoara +7%, along with moderate advances in Sector 2 (+6%) and in Sector 5 (+7%) from Bucharest, the analysis shows.
According to her, in October, the price differences between the big cities remained significant. Cluj-Napoca continues to be the most expensive city for rent, with an average of 420 euros for studios, 600 euros for two-room apartments and 749 euros for three-room apartments. At the opposite pole, Arad remains the most affordable city among those analyzed, with 230 euros for a studio apartment, 359 euros for two rooms and 435 euros for three rooms. Between these extremes, cities such as Brașov, Constanța, Iași and Timișoara remain in the middle area of the ranking, with prices between 300 and 700 euros, depending on the type of home.
“After the effervescence of late summer and early fall, we see a more settled pace in October, with moderate rent adjustments and more pronounced local differences. The interest in renting remains, but decisions are made more thoughtfully, based on comparing the options. Our data confirms this trend: in October contacts between tenants and landlords were only 8% less than last year, while compared to September there was a 21% decrease, specific to the period after the autumn peak. At the same time, page views increased by 15% compared to last year, which shows that interest in rental housing remains high and the market shows signs of stabilization“, said Monica Dudău, representative of Storia and OLX Imobiliare.
Bucharest – big differences between sectors
In the Capital, average rent prices differ noticeably between sectors. In Sector 1, average rents were 475 euros for studios, 695 euros for two rooms and 1,080 euros for three rooms, with developments of +13%, +1% and +2% compared to last year.
In Sector 2, the averages were 389 euros for studios, 650 euros for two rooms and 999 euros for three rooms. Thus, the average rental price of three-room apartments increased by 27% compared to last year and is the largest annual evolution recorded in the Capital in October, while for two-room apartments the level remained similar to that of 2024.
In Sector 3, the averages were 400 euros (one room), 550 euros (two rooms) and 729 euros (three rooms), with variations of up to +5% compared to last year. In Sector 4, the average rental price of studios increased by 14% compared to 2024, reaching 400 euros, while two-room apartments rented for 500 euros and three-room apartments for 699 euros. In Sector 5, the averages were 352 euros, 600 euros and 699 euros, with annual increases between +1% and +5%. In Sector 6, studios were rented for 400 euros, two-room apartments for 530 euros and three-room apartments for 599 euros.
Analyzing the differences between the sectors, clear contrasts can be observed between the north and the west of the Capital. Sector 1 remains the most expensive area to rent, with an average rent of 791 euros, followed by Sector 2, where the average level of rents is 712 euros, significantly approaching the values in the north. Sector 3 and Sector 5 are positioned in the middle of the market, with averages of 555 and 578 euros, while Sectors 4 and 6, located mainly in the southwest of the Capital, remain the most affordable, with average rents of 527 and 515 euros, respectively.
At the level of the 10 cities analyzed, the comparison between October 2025 and October 2024 confirms a rebalancing of the rental market, with stagnation in half of the urban centers and occasional increases in the south and west. The biggest advances were registered in Craiova (+10%) and Timișoara (+7%), and the most visible decreases in Brașov (-7%) and Cluj-Napoca (-5%). Compared to September, in most of the analyzed cities there were minor rent adjustments, but in some of them the variations were more pronounced: Craiova -9%, Oradea -7%, Timișoara -7% and Brașov +8%.
Cluj-Napoca – stable prices from one month to the next
In Cluj-Napoca, average rents were 420 euros for studios (+5% compared to last year), 600 euros for two rooms and 749 euros for three rooms (both at the same level as in 2024). Compared to September, all segments remained stable.
Constanța – moderate monthly declines, but annual advance to three rooms
In Constanța, studios reached 334 euros (+4% compared to last year, -5% compared to September), two-room apartments to 500 euros (constant level), and three-room apartments to 700 euros, where the average rental price increased by 8% compared to 2024, but recorded a monthly adjustment of -7%.
Brașov – slight decreases in rents compared to last year
In Brașov, average rents were 375 euros for studios (+4% compared to last year, -1% compared to September), 500 euros for two rooms (-5% compared to last year, -4% compared to the previous month) and 600 euros for three rooms (-7% compared to 2024, stable compared to September). The data shows a slight decrease in rents compared to last year, more noticeable in two- and three-bedroom apartments.
Timisoara – visible annual increases, monthly stability
In Timișoara, the average rental price of studios was 300 euros (+12% compared to last year), of two-room apartments 450 euros (+7%), and of three-room apartments 500 euros (similar level both compared to the previous month and to the previous year). All segments remained stable compared to September.
Iasi – without major differences compared to last year
In Iasi, the average rental price was 350 euros for studios (at the same level as last year, -5% compared to September), 450 euros for two rooms (similar to last month and the previous year) and 550 euros for three rooms (-4% compared to last year, -5% compared to September).
Craiova – continues the annual advance
In Craiova, studios were rented on average for 300 euros (+7% compared to last year), two-room apartments for 422 euros (+5%), and three-room apartments for 500 euros (similar level to 2024). Compared to September, rents remained stable for studios and two-bedroom apartments, and the average price of three-bedroom apartments fell by 9%.
Oradea – remains accessible, with small monthly decreases
In Oradea, the average rents were 250 euros for studios (-2% compared to last year, -7% compared to September), 400 euros for two rooms (-5% compared to September) and 500 euros for three rooms (no monthly or annual variations).
Sibiu – growth in studios, stability in other segments
In Sibiu, the average rental price of studios increased by 6% compared to last year, reaching 320 euros (+7% compared to September). Apartments with two rooms remained at 400 euros, and those with three rooms at 500 euros (-2% compared to last year, without monthly variations).
Arad – moderate increases in studios
In October, average rents in Arad were 230 euros for studios, 359 euros for two-room apartments and 435 euros for three-room apartments. Compared to last year, the average rental price for studios was 5% higher, for two rooms 3% higher, and for three rooms 3% lower. Compared to September, levels remained close, with a 5% increase in studios and a slight decrease of 3% in three-bedroom apartments.
