How much do apartments cost this year in major cities in Romania — Cluj remains the city with the most expensive prices

In 2026, the apartment market in Romania’s big cities continues to rise in price. In Bucharest, for example, a two-room apartment can hardly be found for less than 100,000 euros, while cities such as Cluj-Napoca, Timișoara or Iași are also registering significant increases. What are the average prices on real estate websites we present to you in the article.

Apartment prices in Bucharest

In the capital, the cheapest two-room apartment that I found on the real estate websites (Storia, imobiliare.ro and olx are the analyzed sales websites), sells for 88,466 euros and is located in sector 3, in the Theodor Pallady area. In fact, this seems to be the area with the lowest prices in the capital.

Most properties jump well over 100,000 euros. In Militari, for example, a two-room apartment in a new residential complex sells for almost 111,000 euros. And in Grozăvești it reaches 170,000 euros. And in Drumul Taberei, in the new housing complexes, prices also start at 170,000 euros. In the old buildings, a two-room apartment of 50 square meters starts from 89,000 euros and can reach up to 130,000, depending on the equipment.

If we move to the north of the capital, in areas such as Pipera or Floreasca, prices start at 105,000 euros, for a 56 square meter apartment, but can jump up to 300,000 euros, in luxury residential complexes.

The general statistics available for 2026 show the following prices:

  • Studios – approx. €68,000
  • 2-room apartments — approx. €112,000 as a total average in Bucharest.
  • 3-room apartments — approx. €158,000 as the total estimated average.
  • Apartments of 4 rooms or larger — approx. €261,000

The price per square meter is around 2,200 euros. According to the imobiliare.ro index, the price of a square meter in a new apartment was, in January 2026, 2,485 euros. And in an old building, for 2,171 euros.

Apartment prices in Cluj Napoca

Cluj easily wins the top of the most expensive homes in the country, with an average per square meter of 3,254 euros (3,357 euros for new apartments, 3,245 for old ones). And in the city center, it can reach up to 4,000 euros.

Thus, a two-room apartment in Cluj, of 50 square meters, is sold, on average, for 162,000 euros.

The city is also famous for its small living spaces. A space of 25 square meters, framed in Bucharest as a studio, is often transformed in Cluj into two-room apartments.

Price per square meter in other major cities

In Brașov, the average price for a square meter is 2,228 euros. The difference between old and new apartments is more than 500 euros: 2,683 euros/square meter in a new apartment versus 2,167 euros/square meter in an old apartment.

In Constanța, the average is just under 2,000 euros, and prices are similar for old and new apartments. Thus, the square meter in a new building costs 2,065 euros, and in an old building 1,928 euros.

In Timisoara, the price drops even more, to an average of 1,888 euros per square meter (2,141 euros if we refer to a new apartment, 1,843 in old apartments).

In the capital of Moldova, in Iasi, a square meter is sold, on average, for 1,920 euros. The difference between new and old blocks is insignificant (1,948 euros versus 1,916 euros).

In Craiova, the average is 2,100 euros for a square meter, and in Sibiu 1,950 euros.

Oradea (1,789 euros/square meter) and Ploiești (1,356 euros per square meter) have the lowest prices among big cities.
